Before you sign up with Landlords Choice

Who is Landlords Choice?
Landlords Choice is a licensed real estate agency who helps landlords self-manage their properties.
We offer all the tools needed to find tenants in a cost and time efficient way, and can also help you sell your property.
Our aim is to save you on-going management fees and commissions and to delight you with our level of customer service!

What do you do?
We advertise your rental property on the major online portals such as www.realestate.com.au and www.domain.com.au. We also offer legal packs, customisable For Lease signs and a number of other products and services. Please see Packages for more details.

Are there any hidden or on-going fees or charges?
No, all our fees and charges are listed under Packages. You pay only for the services you require and there are no on-going fees.

Can you advertise my rental property on www.realestate.com.au?
Yes, we will advertise your rental property on www.realestate.com.au for most states (NSW, VIC, QLD, SA).

What types of properties can you advertise?
We can advertise residential properties.
We don’t advertise commercial or share properties.

Why do I need to register with your site to use your services?
Registering with us and entering your property information on-line gives you full control of your advertisement. It also allows you to choose which services you require and lets you access what you have paid for.
If you have a portfolio of rental properties, you will have access to all your advertisements in the one spot, and you will be able to make changes to your ad yourself.

How do I pay?
We accept the following methods of payment:

  • PAYPAL – including credit card payments*
  • EFT – Direct Deposit (internet banking)

* If you wish to use your credit card, please select the the Paypal option at check out. Once you have been redirected to the Paypal website, click on pay with credit or debit card.

How long will my rental advertisement be active?
Until leased or a maximum of three months for rentals.
If you require your listing for longer than three months, then please contact us to discuss other options.

Does Landlords Choice save my property listing for next time?
Yes. Once you have uploaded your listing to your Landlords Choice account, it will be saved. The next time you need to advertise the same property, you can simply update the existing information and click on submit.

 

Signing up with Landlords Choice (advertising your property)

How Do I Get Started?

  • Click either on the Sign Up/New User located at the top right hand corner on the homepage
  • Complete the Sign Up page and then log in
  • Click on New Listing and choose Lease Your Property
  • Complete the details by following the steps
  • Choose your package and optional extras on the Payment tab
  • Upload a recent rates notice or utility bill
  • Confirm payment option

Landlords Choice will then create your advertisement and send you a confirmation e-mail with a link to your listing.
Once all the required information has been received your advertisement will be live within a few hours!

What happens once my advertisement is active?
Your listing is now online and available for all to see. To ensure that you are happy with the listing, click on the link in the confirmation e-mail and you can check the advertisement.
When a prospective tenant enquires about your property, you will receive an email with their contact details. It is important that you check your e-mails and get back to the enquirers in a timely fashion in order to secure the best tenants.

What are the property description & image requirements?
Our listings are required to comply with the guidelines of the portals we list on.
Images are required to be in either JPG or JPEG format and no larger than 2MB each. We recommend a maximum of 10 to 15 high-quality images (although 30 is permitted).
Floorplans should be either in JPG, JPEG or GIF format. Animated GIFs are not allowed.

Where can I access the legal pack?
You will be able to download the documents after you log in and click on ‘Legal Pack’ tab. 

Will my contact details be displayed on my ad on-line?
No, your mobile number and email addresses will not be displayed in the description section of the advertisement.
We are unable to display information in the advertisement apart from the property description. Therefore we can’t include any details, for example, your e-mail address, phone number, any URL’s to videos, etc.

Can my listing be at the top of the page on www.realestate.com.au?
www.realestate.com.au offer online marketing campaigns to upgrade your standard listing, they are:
Feature Property – Your listing will always appear above Standard Listings
Highlight Property – Your listing will always appear above Standard and Feature Property listings
Premiere Property – Offers priority positioning which is perfect for prestigious properties
If you are interested in any of the online marketing campaigns, please contact us for a quote once your listing has been activated on www.realestate.com.au.

I have uploaded my property to your site but can’t see it on the online portals?
It can take a couple of hours from the time you submit your property and we export it to the web portals and it being live on their site. Please ensure you are searching for the right parameters, and if the listing is still not live after a few hours during business hours, please contact us and we will happily assist you.

 

Whilst advertising your property with Landlords Choice

Will it cost me to make changes to my advertisement?
No, you can make unlimited changes to your advertisement at no extra cost. Examples of changes include adding open inspection times, updating photos and editing the title/description.

How can I make the changes to my advertisement?
Simply log into to your account and click on Manage Listing, find your ‘Available’ listing and click on edit.

Why does the status change from ‘Available’ to ‘Draft’?
As soon as you make an amendment, the advertisement will amend to ‘Draft’ status. We will review your changes and once approved, the status will revert back to ‘Available’ and the changes will be updated on the web portals.

How long will it take for the advertisement to be updated?
Once you submit your changes, we will need to review and approve them, which we will do multiple times a day. It can then take another couple of hours for the changes to appear on the web portals, so please be aware that the changes will not appear on-line instantaneously.

How do I know if someone enquires about my property?
All enquiries will be sent to you via e-mail.
Please ensure to check your e-mail at least daily. That way you will be able to respond to the enquiry in a timely manner.

What happens if I decide to engage a local real estate Agent?
If your circumstances change and you decide to use an agent, please let us know and we can remove your listing.

What is the best way to conduct property inspections?
We recommend scheduling Open Inspections as this can increase the level of interest in your property.
Many tenants can be time poor and don’t call or e-mail enquires to set up individual inspections. Instead just attend the scheduled Open Inspections which is displayed in your advertisement.
If you decide to hold an open inspection a handy hint would be to ensure the property is clean and tidy and also to hand out tenancy application forms to the interested parties.

If I decide to purchase a For Lease sign, how long will it take to be delivered? 
We will post your customisable For Lease sign within one business day using Australia Post’s regular service. Delivery times will depend on your location according to Australia Posts.

What can I do if I’m not getting many enquiries?
The best way to increase the number of enquiries you are getting is to review your advertisement and consider some of the following factors:
Photos – are they showing your property in a positive light? It is better to have fewer but really good photos than lots of mediocre ones.
Appearance – Was the property tidy when the photos were taken? If not, then you might have to take new ones.
Description – did you describe the property in enough detail?
Price – Have you checked the competition? How is your property priced in comparison to similar properties?

Can I put my listing on hold?
We can put your listing on hold for a short period of times if necessary, but your ad will move down the list of properties with every new listing. We don’t recommend putting listings on hold for this reason.

 

When you have found a tenant

I have found a tenant, how do I remove my listing?
Once your property is leased, please send us an e-mail to let us know as soon as possible. We will then remove your advertisement for you.

 

Property Sales specific questions

Do I need a Conveyancer to sell my property?
When you place your property on the market to sell, you will be required to provide a contract of Sale. A conveyancer can prepare a Contract of Sale for you and can also provide you with assistance in other aspects of the sale, for example, settlement.
